LARGE GROUPS PLEASE NOTE:

The cabins are a family friendly, shared space with permanent on-site residents. It is not an appropriate place for parties (drinking parties, Bucks, Hens, Schoolies etc).

CURRENT RATES

Year round (excepting Peak, see below):

Large Cabin $200 p/night (up to 2 adults and 2 children < 16 years old)
Small Cabin $150 p/night (up to 2 adults and 2 children < 16 years old)
Extra guests $40 p/night

A two night minimum applies for all guests

Peak, for Easter (Friday – Sunday night), Christmas Eve – Boxing Day, New Years Eve:

Large Cabin $250 p/night (up to 2 adults and 2 children < 16 years old)
Small Cabin $200 p/night (up to 2 adults and 2 children < 16 years old)
Extra guests $40 p/night

A three night minimum applies for all guests

 

All linen and towels are provided.

TERMS AND CONDITIONS

By booking with us guests agree to the following ‘Terms and Conditions’. Please revisit our website as we reserve the right to change these ‘Terms and Conditions’ at any time and without notification. Any change or modification to these ‘Terms and Conditions’ will be effective immediately upon posting.

CONFIRMATION OF BOOKING:

Bookings are confirmed upon receipt of your deposit. The deposit is constituted by two night’s flat rate tariff for each cabin (ie $400 for the large cabin, $300 for the small cabin). For peak holidays (NY, Xmas, Easter) and special event weekends like the Forrest Festival, Run Forrest and Bike Race weekends (etc), the balance of your booking needs to be paid 21 days prior to your arrival.

CANCELLATION POLICY:

Deposits are non-refundable within 14 days notice of cancellation, excepting peak holiday bookings (NY, Xmas, Easter), and Forrest Festival, Run Forrest and all Bike Race weekends (etc), where deposits are non-refundable within 21 days notice of cancellation.

REFUNDS:

Early departures or no shows will not be refunded any amount.

CHECK IN & CHECK OUT TIMES:

Customers can ‘Check In’ to their cabin from 3pm. ‘Check Out’ is by 10am. During Peak Season, we generally cannot be flexible with these times, however we will always let you know if earlier/later times are possible.

BUSHFIRE POLICY:

Barramunga Cabins are surrounded by forest. We cannot protect you from a bushfire. In summer guests MUST monitor the bushfire conditions of every part of their trip via the CFA (http://www.cfa.vic.gov.au/) and the Victorian Bushfire Information Hotline (Ph: 1800 240 667). All customers must EVACUATE the cabins as soon as a CODE RED status is declared for the South Western Region of Victoria. If customers are checking in on CODE RED days they must stay away until the status is lifted. Customers will be refunded for cancellations due to CODE RED days. Customers who cancel due to EXTREME conditions will be refunded: we advise customers to monitor conditions via the Hotline on these days. If we cannot service the cabins in EXTREME conditions we may cancel bookings at short notice: customers will be refunded.

COURTESY & EVICTION:

Barramunga Cabins is a family-friendly property that contains a private, permanent residence and can accommodate multiple groups at one time. Guests must respect the space, peace and privacy of other guests and the permanent residents. Loud music and outdoor drinking must be moderated when different groups stay at one time. Individuals or groups who behave in a threatening, intoxicated, destructive, or dangerous manner will be evicted and will not be reimbursed for any part of their stay.

EXTRA CHARGES:

We retain the right to request customers pay a bond and sign a contract stating they agree to abide by these ‘Terms and Conditions’ and that authorises us to charge their credit card and/or to deduct from a bond any dollar amount needed to repair any damage to, in or around the cabins and/or to compensate other guests who have been unreasonably disturbed and/or to pay a cleaning fee ($30 p/hour) if the cabins or their surrounds are not left in a neat and tidy condition.

POWER OUTAGE:

The occasional power outage is part of life in the bush. In the unlikely event of an outage you will be provided with drinking water, water for flushing toilets (our water pumps are electric), candles and battery powered lamps. Our log fires provide heating.

PET POLICY:

As we are unfenced and surrounded by forest and farmland, we cannot allow dogs or any other pets at Barramunga Cabins.
